As of 9th January 2013 government legislation requires the following:
The seller or landlord must provide an Energy Performance Certificate (EPC) free of charge to a prospective buyer or tenant at the earliest opportunity. A copy of the EPC must also be provided to the successful buyer or the person who takes up the tenancy.

EPCs are needed whenever a property is built, sold or rented. You must have a valid EPC for potential buyers and tenants before you market your property to sell or rent. In Scotland, you must display the EPC in the property.

 

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for up to 10 years.

 
An EPC contains:
  • Information about a property‚Äôs energy use and typical energy costs
  • Recommendations about how to reduce energy use

Estate agents and other third parties must ensure that an EPC has been commissioned before they can market a property for sale or rent.
